Applying for the FHOG in Queensland
To apply for the First Home Owners Grant (FHOG) in Queensland you must meet the eligibility criteria under the following headings:
The grant is available in the following circumstances:
- contracts to buy an established home (including off-the-plan) dated before 11 October 2012
- contracts to buy or build a new home dated before 12 September 2012
- new homes being built by an owner–builder where the start date for the laying of the foundations was before 12 September 2012.
If it is for a new home, the home must:
- have not been previously occupied as a place of residence
- have not been previously sold as
a place of residence
or - is a substantially renovated home (in certain circumstances)
To be eligible for the grant you must be:
- at least 18 years of age
- not a company or a person acting as a trustee
- an Australian citizen or a permanent resident (or a joint applicant with someone who is an Australian citizen or permanent resident)
- buying or building a home worth less than $1M (from 1 January 2010 to 30 March 2010)
- buying or building a home worth less than $750,000 (on or after 31 March 2010 and before 11 October 2012)
Once you have worked out that you are eligible the next step is to download and complete the application form from the Office of State Revenue (OSR).
When applying you must include all people who will own any part of your home within your application. This rules out having a partner who has already received the First Home Owners Grant from part owning the property. You only need to lodge one application for your home, regardless of the number of applicants. Only one grant is payable per application.
When preparing your application you must ensure that it is:
- signed by all applicants
- witnessed
- completed (including the age restriction/disqualifying arrangements/residency requirements addendum).
Once you have completed the application you can apply through an approved bank or lending institution, or directly to the Office of State Revenue. The following timeframes must be adhered to:
Buying your home |
You must apply within 1 year of taking possession of the home and your title being registered. |
Contract to build |
You must apply within 1 year of the home being completed, for instance, the final inspection report being issued. |
Owner–builder |
You must apply within 1 year of the home being completed, for instance, the final inspection report being issued. |
